Through discussions with WCC, we have considered ways in which the development of the site on Wilton Road can allow for future re-development of the adjacent Queen Mother Sports Centre site in the future.

 

We are aware that there are currently no specific plans for this site, however, the proposals for 52-73 Wilton Rd seek to enable future connectivity as they allow for routes through the design to be provided as part of a wider re-development opportunity in the future.

 

It is important that the proposed scheme does not prejudice future re-development of the adjoining QMSC site.

This diagram illustrates the potential for future connectivity through the site as part of a wider development of the QMSC site.

In response to specific queries that have arisen during the planning and consultation process to date:

 

  • Boundary fenestration on the east boundary

 

The adjacent diagrams demonstrate how the proposed scheme considerable improves the eastern boundary of the site.

 

The proposals remove any future need for access across the boundary (which is currently enjoyed by 52-73 Wilton Road through established fire egress use) while also rationalising the glazing affecting that boundary.

 

The proposals will create large new unfenestrated areas of elevation that will facilitate the future development of the QMSC site. by allowing new development to be built right up to the boundary – something that would not be possible with the existing buildings.
